- **Pre-development** — Everything before construction: site exploration, zoning, design intent, budgeting, and matching.
- **Zoning** — Municipal rules for permitted uses, height, setbacks, density, and parking.
- **Feasibility** — Whether a project can likely comply with zoning and site constraints.
- **Setback** — Minimum distance from property lines where structures may be built.
- **FAR / FSR** — Floor area ratio: buildable floor area divided by lot area.
