CoStar pricing, alternatives, and where Bucky fits

CoStar is the reference database for commercial real estate: property records, lease and sale comps, tenants and market analytics. It does not publish pricing. Bucky does a different job. Search an address and see what you can build on the lot, with every rule sourced to the bylaw. Many teams use both: CoStar for the market, Bucky for the lot.

How much does CoStar cost?

CoStar does not publish its prices. Every product page ends in a demo request. The figures below come from third-party buyer data and reviews, not from CoStar.

Third-party reports. CoStar does not publish prices.
SourceWhat they report
Vendr buyer data, reported by Property Scout 360Average about $15,000 a year. Smaller deals from about $3,000 a year.
PriceLevel transaction data, reported by Property Scout 360Median about $40,000 a year for CoStar Suite, all markets, up to 3 users.
BestCRE reviewAbout $5,000 to $50,000+ a year, depending on markets and modules.

What changes the price

Third-party analyses describe CoStar licensing by market: each metro you add adds cost, and a national package costs many times more than one submarket. Contracts are usually annual. If you plan to work in more than one city, ask your rep how the price scales.

Is CoStar worth it?

For brokers, appraisers, lenders and investors who use comps every week, most firms decide yes. It is the industry’s reference dataset, and your counterparties probably use it too. It is a weaker fit if what you mostly need is to know what a specific lot allows before you buy it.

What CoStar does well

  • Comps and tenant data at scale: 8.5M+ properties tracked and 5M+ sale comps, per CoStar’s product page.
  • Market analytics: rent, vacancy, absorption and the construction pipeline, by submarket.
  • An industry standard. Your lender, broker and appraiser probably use it, and shared data makes conversations faster.

If those are your needs, Bucky is not a substitute.

Where CoStar stops, and Bucky starts

CoStar’s Public Record product shows a parcel’s zoning code. A zoning code is not an answer. The answer is in the bylaw: permitted uses, height, setbacks, lot coverage, overlays and the approval route.

Bucky reads the bylaw for you. Search an address and the lot panel shows:

  • lot area, frontage and zone
  • what you can build: units, height, storeys, floor area and the approval route
  • setbacks
  • constraints such as heritage, flood and trees
  • how many facts were found, so gaps are visible

Every rule links to the bylaw section it came from. When a lot is worth pursuing, open it as a project for scenarios, a pro forma and a report you can hand to a partner or lender.

City Search

Screen every lot we hold for a live city against a buy box of up to 24 criteria. Each match shows why it matches, criterion by criterion. Criteria a city has no data for are reported as not applied, not passed. See live cities.

Who should choose which

Choose CoStar if you are a broker, appraiser, lender or institutional investor who needs comps, tenant rosters and market reports every week.

Choose Bucky if you are a developer, architect, planner or design-builder who needs to know what a lot allows, and whether it is worth pursuing, before you spend on consultants or option money.

Use both if you find opportunities in CoStar and qualify them on zoning before you commit. Bucky adds the zoning and feasibility work CoStar does not do.

Common questions

How much does a CoStar subscription cost?
CoStar does not publish prices. Vendr buyer data, reported by Property Scout 360, puts the average at about $15,000 a year, and PriceLevel reports a median of about $40,000 a year for a multi-market CoStar Suite package. Price depends on markets, modules and seats.
Does CoStar show zoning?
CoStar’s Public Record product shows the zoning code and land use for a parcel. It does not read the bylaw into what you can build. Bucky does that for live cities and cites each rule.
Is Bucky a CoStar alternative?
For comps, tenants and market analytics, no. For zoning, buildable envelope and early feasibility, Bucky covers work CoStar does not do. Many teams use both.
Which cities does Bucky cover?
Zoning answers are available in live cities. Address search works across Canada and the US and shows the coverage status of every address, so you know what is sourced before you rely on it.
Can I try Bucky without talking to sales?
Yes. Search an address for free. Professional has a 7-day trial with no card.
