Setbacks are easier to understand as a shape
A list of four distances tells you less than seeing them subtracted from your actual parcel. A lot that looks generous can lose most of its width to side setbacks, and a corner lot picks up a flanking requirement that catches people out entirely. This draws the envelope on the real parcel geometry so the remaining footprint is something you can look at, then shows the height and storey limits that go with it.

- Why is a setback showing as unavailable?
- Some zones key their setbacks to the use you are proposing or to a lot condition we cannot infer from the address alone. Where that happens we leave the value out rather than show a number that may not apply to your project.
- Does this account for variances already granted?
- No. It reads the bylaw as written for that zone. Existing variances, legal non-conforming conditions, and site-specific exceptions are not reflected and need a planner to confirm.
