5 Things You Should Know About Ontario’s Massive HST Rebate Expansion (Up to $130K Off New Homes)

Ontario and the federal government have just supercharged the HST rebate on new homes and it’s perfectly timed for anyone planning a build in the province. Effective April 1, 2026, to March 31, 2027, you can now claim the full 13% HST back on homes priced up to $1 million (max $130,000 savings). Even on homes up to $1.5 million you still get the full $130K; it only tapers after that.
This isn’t just for first-time buyers anymore — any eligible buyer using the home as a primary residence or rental qualifies. Ontario covers the 8% provincial piece, Ottawa handles the 5% GST, injecting $2.2 billion into the market and forecasting 8,000 extra housing starts plus 21,000 jobs next year.
