The height limit is rarely the constraint that stops you
Most people check storeys first and stop there. In practice the floor space ratio, the site coverage cap, and the setbacks eating into the footprint decide the building well before the height limit does — which is why a site zoned for six storeys can turn out to hold three. This shows the storey and height limits together with the floor area they have to fit inside, so you see which one is actually binding on your lot.
Common questions
- Is the storey limit the same as the height limit?
- Not always, and where they differ the stricter one governs. Some zones cap metres, some cap storeys, and plenty cap both — so we show whichever the bylaw records for that zone rather than converting one into the other.
- Why is FSR shown next to the storey count?
- Because storeys alone rarely decide the building. Floor space ratio and site coverage usually bind before the height limit does, and a site allowed six storeys may only have the floor area for three.
- Does this include density bonusing or inclusionary programs?
- No. It reads the base zone. Bonus density, rental replacement programs, and negotiated rezonings can move all of these numbers and need a planner to work through.
